Affordable housing is a vital component of every mixed use community. Allowing people to live in the same communities where they work and shop improves the quality of life, increases residents’ sense of belonging, and reduces traffic congestion.

Having employment, shops, and schools nearby significantly reduces commuting and transportation costs. Mixed use communities promote inclusion and diversity by incorporating housing for people of all income levels along with supportive housing for the elderly and people with special needs.

  • The lower levels of all buildings must engage with the sidewalk.

GREENREEF’S Architecture will be defined through scale, mass, form, colours and materials. This will apply to boulevards, avenues, streets, lanes, pedestrian and cycle ways, urban squares, parks, gardens and traffic roundabouts.

  • Whilst it is in the nature of the development of towns and cities for growth to occur as a series of overlays over many years, it is imperative that an initial core be established which can be expanded over time as and when more complex activity patterns develop.

GREENREEF is converting an old gold-reef mining area into a greenbelt. It is an inspiring example of how mining land, made fallow by mine-workings that have subsequently been reworked and removed, can be rehabilitated and integrated back into the city system, thus knitting together the segregated towns and neighbourhoods that remain a legacy both of mining and apartheid planning.

This metrofit concept will retain the best from the past, develop for the needs of today and ensure that GREENREEF is sustainable for tomorrow.

GREENREEF is being designed to embrace sustainable 21st century urban living that is ecologically sensitive to its environment. This will be achieved through an interconnected network of open spaces and natural areas, parks, reserves, wetlands where native plant vegetation naturally manages storm water, reduces flooding risk and improves water quality.

GREENREEF’s buildings will also reflect an eco-city ethos, meeting strong environmental standards and providing high levels of comfort for building users while minimising use of energy and water.

Buildings are designed with the landscape, streetscape and neighbours in mind and also taking into account emergent innovations and technologies.

Typology

A range of building typologies have been tested, which have shaped the design for Greenreef’s development framework. The building typologies are based on a 120m2 x 120m2 site, resulting in an area of 14 400m2. Building footprints can be located on the perimeter of these blocks allowing for the parking court / central garden in the core of this block. Right of way servitudes have been allowed for to secure access on all four sides of the block. Vehicular access, however, can be funnelled through one or more of these servitudes.

A typical vertically integrated mixed-use building typology would comprise retail at ground floor, a floor of office space and four floors residential or institutional.
